Disclosed Chesterfield Sale Prices Span $25,000 To $75,000 In Latest Deeds

CHESTERFIELD -- Chesterfield recorded 12 property transfers in the four weeks ending July 18, but the Hampshire County Registry of Deeds listed a sale price for only two of them, according to registry data.

MARKET OVERVIEW

The registry recorded 12 property transfers in Chesterfield between June 19 and July 18. A consideration amount, or sale price, was disclosed in two of the 12 transactions. Those two prices ranged from $25,000 to $75,000, with a median of $50,000 based on the disclosed pair. The remaining 10 transfers listed no sale price, which is common for family trust transfers, estate filings, tax documents and other non-arms-length recordings. Twelve recorded transfers is the total count for the period. Without comparable figures from prior months, the raw count alone does not establish whether the period was more or less active than usual for the town.

TOP SALES

Only two of the 12 recorded transfers disclosed a sale price, so both are listed here in order of value.

67 Stage Rd. sold for $75,000 on June 24, the highest disclosed price of the period. Eric W. Liimatainen III and Jessica L. Liimatainen were listed as sellers; Florence Bank was listed as buyer.

8 Antin Rd. sold for $25,000 on July 6. Deborah Ginger Dubois was listed as seller; Greenfield Savings Bank was listed as buyer.

Beds, baths and square footage are not available in deed records and are omitted here. No other transaction in the period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN

Old Chesterfield Road accounted for two of the 12 transfers: 92 Old Chesterfield Rd., recorded July 9, and 221 Old Chesterfield Rd., recorded June 25. Neither disclosed a price. No other street had more than one recorded transfer during the period. Of the two disclosed prices, both fell below $100,000. Because 10 of the 12 transfers did not disclose a price, the data does not support a broader breakdown by price tier.

Two of the 12 recorded transfers named a bank as buyer: Greenfield Savings Bank at 8 Antin Rd. and Florence Bank at 67 Stage Rd. Two others named a bank as seller: Bankesb at 159 East St. and JPMorgan Chase Bank N.A. at 43 Munson Rd., the latter transferring to Timothy J. Dugan and Charlotte M. Dugan. One transfer, at 195 Ireland St., moved the property from John D. Cennamo and Diane A. Cennamo into a trust held in both of their names.

Five of the 12 recorded documents were not conventional sales to a new owner. Two were declarations of homestead, at 92 Old Chesterfield Rd. and 221 Old Chesterfield Rd. One was an affidavit regarding estate tax, at 53 Damon Pond Rd., filed by personal representative Holly C. Zimmerman for the estate of Peter Bradford Banister. One was an agricultural or horticultural land tax lien at 25 Indian Hollow Rd., naming the Chesterfield Town Assessors. One was a judgment recorded at 72 Bray Rd.
