Chesterfield deeds show wide price gap between rare disclosed sales

Hampshire County Registry of Deeds records show ten documents recorded for Chesterfield properties between Aug. 7 and Sept. 5, but only two disclosed a sale price. Prices ranged from $100,000 (67 Fuller Rd.) to $340,000 (9 Ireland St., the period's top sale), with a median of $220,000 across the two disclosed transactions. Ireland Street and Cummington Road each had two recorded transfers. Four of the ten entries were not standard sales but a homestead declaration, a special-permit decision, a town project agreement and a trust filing. With price data disclosed in just two of ten transactions, the period's records offer limited visibility into overall market pricing.
