Hampshire County deed records show seven Chesterfield property sales recorded in October, alongside two nominal-consideration family and trust transfers and one homestead declaration filing that were not counted as sales. Only two of the seven sales carry a recorded price so far: $170,000 at 205 Sugar Hill Rd. and $193,000 at 54 Bray Rd., the month's top transaction, putting the current median at $181,500. The remaining five sales show price not yet available, a normal lag in registry data rather than a sign of withheld information. Five of the seven sales listed a bank or loan-servicing entity as seller, including Florence Bank in two transactions.
